Construction Update 05-24-19

Park District

This week, concrete work was the main thrust of the mixed-use building. Pours occurred for the stair and elevator cores, mezzanine deck and the 2nd floor deck. Next week, more post tension steel will be placed with the second deck pour planned for next week.

On the hotel side, auger cast piles are being finalized should be complete in the near future. The underground contractor will demobilize as work shifts to grade beams and footings.

Three Traffic Signals to be Temporarily Turned Off in downtown East Lansing on Tuesday, May 28

On Tuesday, (05/28) three traffic signals in downtown East Lansing will be temporarily turned off from 9 a.m. to 2 p.m. to accommodate electrical work related to the Park District redevelopment project.

The traffic signals at Grand River-Abbot Road, Grand River-Michigan and Abbot-Albert intersections will be turned off for the work. During this time, motorist should treat the intersections as four-way stops. Flaggers will also be on site to move motorist through the intersections as necessary.

Additionally, the northbound lanes of Abbot Road on MSU’s campus will be closed and traffic will be detoured via West Circle Drive to Beal Street.

Center City

On the Grand River building, the buck hoist has been removed as preparations occur for underground utility work in the alley. This work will require a closure of the east side of the alley (see below). New sidewalks and pavers are complete adjacent to the project along Grand River. Planter boxes with seating are being fabricated and will be installed in the near future. Drywall, paint, and cabinets are nearly complete up to the 12th and final floor. Elevators are ready for use.

On the Albert side, the Board of Water & Light installed their conduit in preparation for street light installation, which should occur soon. Windows continue to be installed on the northern retail/restaurant areas, as the facade work continues as well. Work continues on the parking structure with equipment installation planned for the next few weeks. A trash chute will be installed next week, as plans to demobilize the tower crane will be implemented as early as next week. Interior work on the apartments continues, as the exterior skin continues to be installed as well.

City staff is monitoring area roadways to ensure proper cleanup occurs, especially as weather changes can cause muddy conditions that need to be managed properly. The construction company also continues to examine the site to mitigate any impacts to the local community.

Utility Work – Water Main Installation East End of 100/200 Block E. Grand River Alley

Beginning Tuesday, (05/28), a water main replacement project will be taking place at the east end of the alley located behind the Grand River Avenue businesses/buildings between Abbot Road and M.A.C. Avenue.

In order to ensure safety during the work, it is necessary to close the east end of the alley (from Lou and Harry’s to M.A.C. Ave.) as well as southbound M.A.C. Ave., between Albert Ave. and Grand River Ave. for approximately two weeks. Traffic headed southbound on M.A.C. Ave. towards Grand River Ave. will be detoured via Albert Ave. to southbound Charles Street.

This work will entail the replacement of an old water main and new connections to buildings.

East Lansing Department of Public Works staff will be on site throughout the project. City staff has visited businesses affected by the closure to coordinate access and other items.

The Hub @ East Lansing

Hanging drywall at level 9 is complete with tapers and finishers following closely behind. Level 10 and level 2 insulation and drywall have begun which will complete the unit floors for dry walling. Finishes continue at levels 3-8 and will be moving up as the drywall is completed on upper floors. MEP rough in at the second half of level 10 is nearly complete. Metal panels and masonry on the tower are ongoing. Roof is complete at the high main roof, with the lower roofs continuing as weather permits. Level 1 storefront is nearly complete meaning the tenant spaces will be dried in. The sidewalk along Grand River has been closed and will remain closed until all work on that side of the building is complete. Site work has now begun in earnest, with the Cedar street curb and gutter in place as well as the planters. Deliveries will continue to increase, as Electrical, Mechanical, and Fire Suppression trades continue roughing in and the finish trades begin the fit out at first floor, mezzanine, and working their way up the building.

The contractor continues to monitor the site for safety and implement additional traffic control techniques as necessary based on delivery volumes.
