Construction Update 07-12-19

Park District

This week, the transfer slab on the 4th floor was decked and concrete pours began. This will continue to be the main thrust of the work until the transfer slab is complete and work transitions to the placement of wall panels for the upper floors, later this summer.

On the hotel site, the project began to go vertical as shoring for columns were placed. Concrete pours should take place soon.

Center City

The Grand River building is nearing full completion as the main thrust of work is related to final finishes, cleaning, punch list items, and inspections in preparations for a certificate of occupancy. On the Ground Floor, Target’s team has been working to prepare the store for their grand opening on July 21st.

The crane work in the alley has been completed, and the crane has been demobilized.

On the Albert side, work is underway on decorative pavers within the site. The crosswalk on Albert on the east side of Abbot should be complete today, and Albert should be re-opened from Grove to Abbot after tonight’s Summer Concert Series kickoff at Ann Street Plaza. On Monday, Albert will need to close from M.A.C. to Abbot to make way for new crosswalks at Grove, and the final resurfacing (see below). Exterior painting of the parking deck is nearly complete as the exterior brick work and panels is nearing completion as well. Balconies are arriving soon and will start installation once the exterior panels have been finished. Inside, work continues on drywall, cabinets, and paint for the apartments.

Work on M.A.C. Avenue continues and is expected to keep M.A.C. closed until Wednesday (see below).

City staff is monitoring area roadways to ensure proper cleanup occurs, especially as weather changes can cause muddy conditions that need to be managed properly. The construction company also continues to examine the site to mitigate any impacts to the local community.

M.A.C. Ave. Street Project – Road Closure July 10 – July 17, 2019

On Wednesday, 07/10, M.A.C. Ave., from Grand River Ave. to Albert Ave. was closed to traffic for the 2019 Local Street resurfacing project. Eastbound Grand River Ave. traffic can access downtown East Lansing via Charles St. and westbound Grand River Ave. traffic can access downtown East Lansing via Abbot Rd. or Charles St. Pedestrian access to businesses along M.A.C. Ave. will be maintained at all times. The road is scheduled to re-open on Wednesday, 07/17.

East Lansing Department of Public Works staff will be on site throughout the project.

Albert Ave. Street Project – Road Closure (M.A.C. Ave. to Abbot Rd.) July 15 – July 22, 2019

Beginning Monday, 07/15, Albert Ave., between M.A.C. Ave. and Abbot Rd. is scheduled to be closed to traffic as the contractor completes road work, the installation of cross walks, and tree plantings. It is anticipated that as portions of the work are completed, the road will shift from a full closure to a partial closure. City staff will visit businesses affected by the Albert Ave. closure to discuss access and other issues.

Finishes are ongoing at level 2 and from level 8 up. Metal panels on the tower are ongoing. Masonry is completed and demobilized. A limited amount of roofing is left to complete as weather permits and roof pavers continue at the main upper roof. Level 1 storefront is nearly complete meaning the tenant spaces will be dried in. The sidewalk along Grand River has been closed and will remain closed until all work on that side of the building is complete. Landscape pavers have begun to follow the site work and actual landscaping will begin next week. Grand River sidewalk, curb and gutter have been removed and replaced, and the sidewalk will follow. Deliveries will continue with all of the finish materials that need to go into the building. The contractor continues to monitor the site for safety and implement additional traffic control techniques as necessary based on delivery volumes.
