Construction Update 06-07-19

This week, on the mixed-use building, pours took place on the 2nd floor while decking work began in preparation for the 3rd floor concrete pours, which are expected to occur in the near future.

On the hotel side, work to install elevator pits and grade beams is underway. The project should be going vertical soon.

Center City

On the Grand River building, underground utility work is nearing completion this week on the east side of the alley. This work has required the closure of the east end of the alley (from Lou & Harry’s to M.A.C. Ave.) and a partial closure of vehicular traffic on M.A.C. Ave. The work involves the replacement of water and gas mains. Water service connections are expected to occur on Saturday (06/08) and possibly Monday (06/10) as well. Once connections are complete, work will shift to installing new concrete in the alleyway. Planter boxes with seating are being fabricated and will be installed along Grand River Ave. in the near future. Drywall, paint, and cabinets are mostly complete up to the 12th and final floor. Elevators are ready for use and will be inspected soon.

On the Albert side, work is underway to pour the sidewalks adjacent to the building working from west to east. Planning is underway for road grading and the paving of Albert Ave., which should occur in the near future. Inside the parking garage, the striping work is underway. Upstairs, the apartments are approaching completion with the main thrust of the work is focused on finishing the final utility rough-ins and drywall, and on finishes such as flooring, cabinets, paint, and fixtures. Windows and facades for the retail exteriors continue to be installed as well.

City staff is monitoring area roadways to ensure proper cleanup occurs, especially as weather changes can cause muddy conditions that need to be managed properly. The construction company also continues to examine the site to mitigate any impacts to the local community.

100/200 Block of E. Grand River Ave. Alley (East End) Water Main Service Connections

On Saturday, 06/08, at the east end of the 100-200 block of E. Grand River Alley, the contractor will be completing the final water service connections to the new water main. To minimize the disruption to residents and businesses, this work will occur in the early morning hours beginning at 4 a.m. until 11 a.m.

This work will affect water service to all of the businesses and residents for approximately one hour in the following buildings.

213 E. Grand River Ave.

217 E. Grand River Ave,

219 E. Grand River Ave.

225 E. Grand River Ave.

233 E. Grand River Ave.

203-209 M.A.C. Ave.

205 M.A.C. Ave.

207 M.A.C. Ave.

209 M.A.C. Ave.

211 M.A.C. Ave.

221 M.A.C. Ave.

The work will begin at 211 E. Grand River Ave., and will continue east to M.A.C. Ave.

If all the water service connections are not completed on Saturday (06/08), the work will be completed on Monday (06/10). The work hours will begin at 4 a.m.

East Lansing Department of Public Works staff will be on site throughout the project. City staff has visited businesses affected by the water service connections.

The Hub @ East Lansing

Finishing drywall at level 9 is complete. Level 10 and level 2 insulation and drywall continue with finishers to having started at those levels behind the board hangers. Finishes continue at levels 3-9 and will be moving up as the drywall is completed on upper floors. Metal panels and masonry on the tower are ongoing. Roof is complete at the high main roof, with the lower roofs continuing as weather permits. Level 1 storefront is nearly complete meaning the tenant spaces will be dried in. The sidewalk along Grand River Ave. has been closed and will remain closed until all work on that side of the building is complete. Site work has now begun in earnest, with the Grand River Ave. sidewalk, curb and gutter have been removed and replaced and the sidewalk to follow. The remaining tower crane will be coming down next week. Deliveries will continue to increase, as Electrical, Mechanical, and Fire Suppression trades continue roughing in and the finish trades begin the fit out at first floor, mezzanine, and working their way up the building.

The contractor continues to monitor the site for safety and implement additional traffic control techniques as necessary based on delivery volumes.
