Construction Update 05-03-19

Park District

This week, stair and elevator core concrete pours occurred on site. Decking is placed in anticipation of 2nd deck concrete pours, which are planned for next week.

The foundation crew for the Graduate Hotel is on site and foundation work has begun with the removal of soil, soil retention work, and the installation of test piles. Once the tests are passed, work will begin to drill 72 auger cast piles.

Center City

On the Albert building, rough in of utilities work has reached the 9th floor on the East and 7th floor on the West. On the ground floor, work continues to prepare the retail shells for new tenants. Masonry work has continued on the northern facade and pedestrian link. The façade masonry is expected to be completed within a week or two, weather depending. Exterior panels are expected to be placed very soon as well. Work to traffic coat interior surfaces is well underway. Striping of parking spaces is planned for the near future.

On the Grand River building drywall work has transitioned to elevator lobbies and stairwells, with work expected to complete around the end of May. Apartments are largely completed up to the 8th floor. Panel work is now well underway on all elevations, and should be complete near the beginning of June. Alley utility and hardscape work continued this week as well, as weather allowed (more info below).

Center City Sidewalk

The final concrete pour took place today (05/03). Pedestrian access to businesses continues to be maintained at all times.

Center City – West End Alley

The alley concrete work has been completed and the alley will be re-opened today (05/03).

City staff is monitoring area roadways to ensure proper cleanup occurs, especially as weather changes can cause muddy conditions that need to be managed properly. The construction company also continues to examine the site to mitigate any impacts to the local community.

Albert Ave. Road Closure, Monday May 6 and Tuesday May 7

Beginning Monday, (05/06), weather permitting, concrete replacement will begin on the north side of Albert Ave. and at the corner of Albert Ave. and Abbot Rd. This work requires the closure of Albert Ave., between Grove St. and Abbot Rd. Vehicles headed westbound on Albert Ave. will be detoured to Grove St. The road will be closed at 7 a.m. and will re-open by 5 p.m. on 05/06 and 05/07. Pedestrian access to businesses will be maintained at all times.

Consumers Energy Utility Work

Consumers Energy and Henkels & McCoy will continue gas main work at the east end of the 100-200 block of E. Grand River Alley during the week of May 6th. During this work the east end of the alley will be closed to vehicular traffic. Pedestrian access will be maintained.

Consumers Energy and Henkels & McCoy will be working the following hours:

Monday, May 6 – Friday May 10: 6 p.m. – 11 p.m.

There will be no utility work on Saturday, May 4.

City staff has visited the businesses and property managers affected by the gas main project to make arrangements for vehicle parking and other items.

The Hub @ East Lansing

Drywall at level 8 is nearly complete and level 9 will begin this week. Finishes continue at levels 3-5 and will be moving up as the drywall is completed on upper floors. Interior studs walls are nearly complete on level 10 with MEP rough in on going as well. Exterior masonry walls at podium level is nearly complete. Metal panels and masonry on the tower are ongoing. Roof is complete at the high main roof, with the lower roofs continuing as weather permits. Level 1 storefront is nearly complete meaning the tenant spaces will be dried in. Concrete placement will be winding down until June/July when the site concrete work takes place. Deliveries will continue to increase, as Electrical, Mechanical, and Fire Suppression trades continue roughing in and the finish trades begin the fit out at first floor, mezzanine, and working their way up the building.

The contractor continues to monitor the site for safety and implement additional traffic control techniques as necessary based on delivery volumes.
