Construction Update 04-12-19

Park District

Work to install grade beams and pile caps and first floor columns is nearing completion as the mixed-use building project heads vertical. The tower crane should be arriving on Monday for erection. The crane should be operational by Thursday. Work will transition to concrete deck pours for the second floor as early as the week of April 22, weather allowing.

The foundation crew for the Graduate Hotel is on site and foundation work has begun with the removal of soil, soil retention work, and preparation for footings.

Center City

On the Albert building, the entire building is now topped out, with roof work and window installation well underway. Framing and rough-ins for plumbing, mechanical, and electrical, and drywall are making their way up the interior as well. On the ground floor, work continues to prepare the retail shells for new tenants. Masonry work has continued on the northern facade and pedestrian link. Exterior panels are expected to be placed in the near future. The parking canopy is being installed. The yellow crane was demobilized today.

On the Grand River building, the windows and exterior skin are complete on the south elevation, with panel work now underway on all elevations and moving towards a June completion. With the south elevation completed, the covered walkway on Grand River will be removed and work will begin to complete the sidewalk adjacent to the project in the coming weeks. Throughout the interior, drywall is nearing completion on all floors and will transition to stairs and lobbies soon, with inspections following up the building. Elevator work also continues.

Center City Sidewalk and Road Closure

Beginning Monday (04/15) through Friday (04/19), from 7 a.m. to 4 p.m., the Grand River sidewalk adjacent to the Center City Project and one lane of west bound Grand River Ave. will be closed during the removal of the covered walkway and for the concrete pours for the 2nd story deck on the Grand River side. Pedestrian access to businesses will be maintained at all times.

Center City – West End Alley Concrete Pours

On Friday, 04/12, preparation began for the concrete pour for the west end of the 100/200 block of E.

During Pour No. 1, the pedestrian pathway will be maintained in the area labeled “Pour No. 2”. During Pour No. 2, the pedestrian pathway will be maintained in the area labeled “Pour No. 1”.

Below is the tentative schedule, weather permitting.

Friday, 04/12: Final grading of the alley begins.

Monday, 04/15: The contractor will be pouring the section of curb at the SE corner of College Manor/Beggar’s Banquet. The sidewalk at the SE corner of College Manor will be closed to allow the contractor to complete the curb and sidewalk placement.

Tuesday, 04/16 – Friday 04/26: Pour No. 1 begins, weather permitting. Once Pour No. 1 is complete, the pedestrian pathway with be shifted and Pour No. 2 will begin.

City staff is monitoring area roadways to ensure proper cleanup occurs, especially as weather changes can cause muddy conditions that need to be managed properly. The construction company also continues to examine the site to mitigate any impacts to the local community.

The Hub @ East Lansing

Drywall at level 6 is nearly complete and level 7 is ongoing. Level 8 is nearly ready for cover inspections and will be ready for board early next week. Finishes continue at level 3 and will be moving up as the drywall is completed on upper floors. Interior studs walls continue on levels 9 and 10. Exterior masonry walls at podium level continues. Metal panels and masonry on the tower are ongoing. Roof is nearly complete at the high main roof, with the lower roofs starting next week. Level 1 storefront is ongoing and will be completed in the coming weeks. Concrete placement will be winding down until June/July when the site concrete work takes place. Deliveries will continue to increase, as Electrical, Mechanical, and Fire Suppression trades continue roughing in and the finish trades begin the fit out at first floor, mezzanine, and working their way up the building.

The contractor continues to monitor the site for safety and implement additional traffic control techniques as necessary based on delivery volumes.
