Park District
Test piles passed inspection and work is underway to install 114 auger cast piles. This will continue to be the main thrust of the work for several weeks.
The Board of Water and Light have also started a duct bank removal/replacement project near the southwest corner of Abbot down to Evergreen Avenue. To accommodate this work, periodic single lane closures in the 100 block of Abbot Road and along Albert Ave, between Abbot and Evergreen Ave. are expected to continue until approximately March 1st.
Center City
On the Grand River building, the roof is complete above the 12th and final floor, as windows and exterior skin continue their installation. Throughout the interior, mechanical, electrical, plumbing, and drywall continues to be installed on higher floors, with inspections following up the building. Finishes such as flooring, paint, and cabinets have made their way to the 5th floor with appliances now being installed as well. The Tenant Improvements for Target continue their progress towards an anticipated opening in early to mid-summer.
On the Albert building, the eastern 2/3rds has been topped out. Framing and rough-ins for plumbing, mechanical, and electrical continue to make their way up the interior. On the west side, wall panels are being placed for the 6th floor as work continues towards a full top out for the end of March. On the ground floor, work continues to prepare the retail shells for new tenants. Masonry work will continue on the Northern facade and pedestrian link as weather allows.
City staff is monitoring area roadways to ensure proper cleanup occurs, especially as weather changes can cause muddy conditions that need to be managed properly. The construction company also continues to examine the site to mitigate any impacts to the local community.
Underground Utility Work – Road Closures Week of March 4
Beginning Monday, March 4th, underground utility work will begin on Albert Ave. and Abbot Road. This work requires the following lane/intersection closures, which are expected to last the entire week:
Abbot Rd., from Grand River to Albert Ave. Vehicles headed southbound on Abbot will be detoured to Oakhill Avenue. Vehicles headed northbound on Abbot will be detoured to MAC Ave.
West Bound Albert Ave., from Grove St. to Abbot Rd. Vehicles headed westbound on Albert Ave. will be detoured to Grove St.
Pedestrian and business access will be maintained as the work takes place. City staff will be visiting businesses in the affected area to discuss the planned road closures.
The Hub @ East Lansing
Roof level floor pour 2 will be completed Friday (02/22). Level 10 walls will continue through this week with terrace level walls following next week. Drywall will be nearing completion next week and will be moving up to level 5 the following week. Interior and exterior walls at the podium levels continue (both stud and masonry walls). Windows continue to chase the walls up the building. Metal panel will be visible on the exterior of the building in the coming weeks. Concrete placement will continue on a regular basis, utilizing closed roads or the alley directly adjacent to the project to minimize impacts to traffic/pedestrians. Deliveries will continue to increase, as Electrical, Mechanical, and Fire Suppression trades continue roughing in the garage, first floor, and mezzanine, and working their way up the building.
The contractor continues to monitor the site for safety and implement additional traffic control techniques as necessary based on delivery volumes. The southern alley is closed and parking has been relocated to East Café across the street.
