Downtown Construction Update 12/07/18

Park District

Mobilization at the site could begin as early as the end of next week, with remedial site work scheduled to begin the following week. The developer expects to begin foundation work in mid-January 2019.

There will be some sidewalk closures adjacent to the project site once work commences. Staff is working to finalize the detour plan, which will be sent out with closure information in a press release next week. Community members should also keep in mind that there will be a road closure on Albert Avenue, from Abbot Road to Evergreen Avenue, beginning in summer 2019 for infrastructure improvements (including a much-needed realignment of the roadway).

The amount of available parking in downtown East Lansing will not be impacted by this project and all local businesses will continue to remain open and accessible to customers.

Center City

This week, on the Grand River building, walls were placed on the 11th floor. Plans are still on track for top out of level 12 by about the end of the year. Metal panels, windows, and interior work continues up the building. The contractor for Target is mobilized on site and has begun work on the tenant improvements.

On the Albert side, this week pours were completed on the fifth floor on the western side, as panels for the 6th floor apartments were placed on the east. Brick work continues to take place on the interior as mechanical, electrical, and plumbing contractors are also working on site.

Work on the Center City project will have extended hours from 8:00 p.m. to 11:00 p.m. on Monday, (12/10), to complete material delivery to the site. The material delivery will be facilitated through the west end of the alley.

The Hub @ East Lansing

Level 6 pour 2 will be completed today (12/07). The level 5 walls are 100% complete with the trusses for the ceiling and the decking for level 6 falling close behind. Level 6 walls will begin placement today (12/07) and will chase across level 6 as level 5 is poured out. Interior and exterior walls at the podium levels continue (both stud and masonry walls). Windows continue to chase the walls up the building. Concrete placement will continue on a regular basis, utilizing closed roads or the alley directly adjacent to the project to minimize impacts to traffic/pedestrians. Deliveries will continue to increase, as Electrical, Mechanical, and Fire Suppression trades continue roughing in the garage, first floor, and mezzanine, and working their way up the building.

The contractor continues to monitor the site for safety and implement additional traffic control techniques as necessary based on delivery volumes. The southern alley is closed and parking has been relocated to East Café across the street.
